While making our regular visits to your property, as agreed per contract, we will look at all aspects of its operations, identify its needs and rectify all situations with proper documentation, including recommendations.

We serve as a communication buffer between owners, residents, volunteers, and contractors, maintaining a positive, cordial, tactful and businesslike relationship among all.

Albanese Hollander will maintain a web page for your Association documents and forms. The access can be password protected.

We work with your Board to keep them abreast of changes on legislation and advising of compliance issues related with the association documents. We interface with attorney for legal interpretations of relative laws.

We oversee contractors working on your property. We inspect your building for maintenance and repair needs, in order to keep it safe, up to code and maintain its value.

We assure inspections are done on a timely basis. We solicit and interview for bids and shop for replacement equipment.

Our accounting is custom tailored to your association and its unique parameters. Accurate financial statements presented on time are the mark of Albanese Hollander. Financial services provided include; Weekly deposits, Accounts receivable reports, On time Accounts payable processing, Monthly financial statements including Bank Reconciliations, Monitoring of Bank accounts and investments, Fees and assessment collections, interface with Tax preparer and auditors, Accounting support during liens and foreclosures, Delinquency notifications, Attorney interaction, Complete Payroll services, Tax deposits and Year End statements. We maintain and file your documents in an orderly and user friendly manner.

We draft your Annual Budget and develop controls to prevent future problems and determine beneficial trends. We will interface with banks for coupon preparation.

Albanese Hollander coordinates and expedites: Legal document facilitation, Request and review of Insurance bids, Board meeting support, All aspects of association meetings, Agenda preparation and Voting procedure, Owner mailings, Emergency Response orchestration. We maintain records of complaints and actions taken.
